Why is that some field properties in virtual catalog table e.g. CatalogProducts, have value as null and some have the actual values entered via the tool?

By default, all pricing comes from the base catalog. Check the values you see in the virtual catalog and compare them to the base one.

As long as your virtual catalog is not "materialized" under the catalog options, you should be able to update the price of a product in the virtual catalog.

That new pricing should replace the nulls you are seeing in the _CatalogProduct table for your virtual catalog.
